CIVIL WORK :

Brick work and other civil work as per drawing.
Projections & lofts as shown in drawing.

FLOORING :

Drawing room, dining/ lounge and verandah – Marble flooring with green marbel strip design in border / Vitrified Tiles.
Bed rooms, guest room & other rooms – Cut size marble flooring/Vitrified Tiles.
Stair case and kitchen – Cut size marble flooring.
Rear yard, Porch and passage – Cut size 9″x 9″ green and white marble.
Toilets- Floor tiles.

WALL TILES :

Kitchen –2 ft White / Ivory wall tiles above platform with motif on suitable place and tiles below sink.
Toilets – Up to 7 ft Height.

PAINTING :

Internal walls – Two coats of oil bound distemper on the walls, prepared with base of wall putti.
External walls – Base coat of white cement and wall putty with two coats of weather coat.

DOOR’S AND WINDOW’S :

Chaukhat’s – Chaukhat’s of all outer door’s and windows is of Hard wood as per design, and will be double patam. Internal door’s is of single patam and painted with enamel paint.
Door shutters – All flush doors are of I.S.I. mark and painted with enamel paint. External door of Drawing room shall be of Teak wood panel door with polish finish with M.S. hinges and Aluminum Anodized fittings.
Window shutters – All window shutters shall be of Teak wood panel with 4 m.m. thick Brown Glasses and finished with enamel paint with M.S. hinges and Aluminum Anodized fittings.
Window grills – Grills will be provided in windows as per design.
Note – Jali Shutters will not be provided in Doors / Windows & Mumty door window will be of iron only.

ELECTRICAL :

Concealed P.V.C. conduit with multistand copper conductor.
Electrical switches, without any fixtures such as Bulbs, tubes, fans etc.
M.C.B. with Box will be provided.
Two Inverter point will be provided in each room.
Provision of concealed light box in drawing, dining and porch.
Earthing will be provided.
A.C. point in bed rooms and in drawing room.
Power point each in drawing room, dining room, bed rooms, kitchen, and toilet’s and rear yard.
T.V. point each in dining room and Bed rooms.

PLUMBING :

All necessary fittings and fixtures will be provided of standard quality such as white colour pots, there is no provision of bath tub in toilet. (G.I., C.I. and SW pipe are to be used of standard quality with ISI mark / Heavy.)
Geyser points in kitchen and toilets.
One pedestal white / Ivory color wash basin in lobby with basin mixture, one without pedestal white wash basin in rear yard and one each in toilets without pedestal white with chromium plated fixtures of same size.

Provision of sanitary and water pipe for first floor toilets and kitchen.

Cynder filling and PCC work in sunken portion of kitchen and toilets for future.

Kitchen – Green marbel top with S.S. sink

POP work in ceiling of all rooms and porch except toilets & kitchen.

Terracing – Cement concrete covering with neat cement finishing.

GATE AND BOUNDARY WALL :

Boundary wall 5 ft height in brick work as per design with 1 ft 6 inch. M.S. railing.
MS gate size 8 ft X 6 ft double shutter made of MS pipe and square bar with MS sheet of good quality / as per design.
MS jall in rear yard as per design.
Parapet wall as per design.
Stair case railing of MS square ¾ inch. hollow pipes with flat iron 20X4 m.m. strips and half D hollow pipe.

Electrical connection will be taken from LESA by member himself.

Water and sewer connection will be taken by member himself.
